If you are considering building your home, then be prepared to make a lot of decisions and be willing to exercise some patience.  Building a home is not for everyone. 

Home building usually requires you to put a lot of time and effort into the process and can often times be stressful.   In the end, you will have a brand new home, just the way you want it and although you endure months of indecisiveness, anticipation, stress and excitement, there is nothing like living in a dwelling built exactly to your specifications.

Advantages of home building: 

  • Floor Plan. You can choose the floor plan and set the house up to your specifications.  Need a 3 car garage? Want an office in your home?  Would you like the master bedroom on the opposite side of the other bedrooms?

  • Location.  You can choose the location and live in area that best suits your lifestyle.  Need to be close to school or work?  Like the busy part of town or a quiet rural location?

  • Builder.  You decide on the home builder.  If you know a home builder or even find one in your area that has a good reputation, then you can be comfortable with the quality of your home.  You can put your home in the trust of the builder of your choice.

  • Choices.  Choose the amenities such as hardwood floors, cherry cabinets, whirlpool, wine cellar, tiled bathrooms, and so many others.

  • Easy maintenance.  A brand new home usually requires little more than routine maintenance.  You don't have to worry about putting up a new roof or replacing your furnace.

Disadvantages of home building:

  • It can get expensive.  Its almost always going to be higher dollar per square foot for a new home over an existing home.  Beyond that, you may set a budget for your newly built home and often times go over that budget due to unexpected costs.

  • Time. Usually when buying an existing home, you can view the home a few times, put in your offer and work through the closing process within 60 days.  Depending on the location and home builder, you often have delays in the building process.  Home building can take 3 months to a year, depending on the builders schedule, size of the home.

  • Decisions.  You will need to make choices on roofing, flooring, trim, cabinets, appliances, bathrooms and numerous home specifications.
